Milton's October 2013 Real Estate Market Report

Summary of the real estate market in Milton for October 2013.

Milton's real estate market remained strong in October 2013. 

From October 1, 2013 - October 31, 2013, there were 16 single family homes sold in Milton*. The lowest priced home sold for $340,000.00 and the highest priced home sold for $1,249,039.00. The average sales price for this period was $670,946.00.   

October 2013 sales were up over October 2012. October tends to be a slower month in real estate sales.  The numbers show a bit of a roller coaster for Milton real estate sales in October.  The chart attached shows home sales in Milton for the month of October over the past five years.   

Home prices for October 2013 were up from October 2012.  Attached is a chart showing average sales prices in Milton for the month of October over the past five years. You can see that October 2013 saw the highest average sales price for the past five years.   

What does that mean for buyers? The Milton Real Estate Market remains strong, with prices and sales remaining fairly steady.  It continues to be more of a Seller's market with housing inventory remaining low.  However, having a strong preapproval letter from a reputable lender and working with an experienced buyers agent who knows the local market will put you in a strong position.  Rates, while fluctuating still are very low.  The market typically slows down a little in the fall, making it a good time for buyers who are looking for a little less competition.
