Milton's Real Estate Market Report for the Second Quarter of 2013
Home sales and prices were up during the second quarter of 2013.
The second quarter of 2013 was no different than the first quarter. Single family home sales and prices were up over 2012.
From April 1, 2013 - June 30, 2013, there were 79 single family homes sold in Milton, MA*. The lowest priced home sold for $245,00.00 and the highest priced home sold for $3,000,000.00. The average sales price for this period was $575,013.00. The second quarter of 2013 saw the highest number of sales in Milton MA for the past five years for the second quarter. The first chart attached shows single family home sales in Milton for the second quarter over the past five years.
It continues to be a Seller's market as the second quarter saw an increase in average sales prices. The second chart shows average sales prices in Milton for the second quarter over the past five years. Not only did the second quarter of 2013 see a $3,000,000.00 house sell in Milton, there were several other homes that sold for over $1,000,000.00.
What does that mean for buyers? Competition for well priced, well located homes in good condition is tight. However, having a strong preapproval letter from a reputable lender and working with an experienced buyers agent who knows the local market will put you in a strong position. Rates, while on the increase, still are very low. The market typically slows down a little in the fall, making it a good time for buyers who are looking for a little less competition.
