Inspections for Milton Property Valuations Starting

A property valuation firm will begin inspecting Milton properties to get ready for the fiscal 2016 revaluation. The town is required to conduct a full revaluation every three years.

The Board of Assessors contracted Patriot Properties to do the work, according to a statement released last week. The inspections will happen over the next three years and will include all classes of property.

"Patriot personnel will begin by inspecting all property where building permits have been issued and new construction has been undertaken," the town said. "The effective date for building permits is July 1 of each year and any new value will be reflected on the tax bill due February 1, 2014.

"In addition interim adjustments will be made to all assessments to reflect sales activity occurring in calendar 2012 for the fiscal 2014 tax year beginning on July 1, 2013 through June 30, 2014."

The Department of Revenue requires the revaluation to ensure accuracy, according to the town. The last town-wide inspection was in 2006. Those are required every nine or ten years.

Inspectors will check exterior building measurements, inventory the number of rooms, check on heating, plumbing, fireplaces, interior finish, and overall condition, but will not make value judgements.

Patriot personnel will carry identification badges and a letter from the Board of Assessors. Call the assessors at 617-898-4863 with any questions.
